American buyers are back in the Vancouver Condo Market! A good exchange rate for US buyers and the fact that some individuals and companies Stateside are weather the storm well means our American freinds and neighbours are back.
Is this a sign that Stimulus is bringing confidence back?
On another note this Video is the first I have shot with my new Flip Mino HD Camera. I’d love to hear your thoughts and feedback on the camera and this video from a technical perspective.

Flip Mino is great, good sensor produces a nice wide dynamic range, good fps and smoothness. Dont return it..
As for the American buyers, I dont believe that ‘they’ are here since you can get a 180k 3 bedroom place in a gated community in Florida. I believe you have heard of a few of them coming here (family perhaps?).. HA, sorry, I’m a tough reader to please..

I think I will keep the Flip HD. I think I just have to get better at shooting with it and learn its foibles.
There are two groups of Americans I am working with actively right now. I’m also working with quite a few that are in the early stages of research, but I would not characterise these people as “active”
The people who have the accepted offer on the place Downtown I mention in the video from LA like hanging out in Vancouver and want a place here.
These people have a successful business that is doing very well in these tough times. They are buying to hold for the long term and are very very low ratio.
The second group from California also have a successful business that has a branch here in Vancouver to assist in purchasing BC products.
These people were renting a large commercial space in the suburbs for over $5000/month and staying in hotels when they came here monthly for business.
They plan on getting rid of the commercial space and running the business online and buy a place Downtown to stay in when they are here on business.
Come one now! You’re telling me you’d buy in a GATED COMMUNITY IN FLORIDA!! You’re not that old!
Speaking of American real estate, there are some serious bargains down there and people are getting into the market. California home sales increased by 100% in January as prices fell by 40.5% year over year. I think this jump in market participation could be a sign that a bottom might be near for California and lead the way for the rest of the US.
