What do terrible Listing Photographs say about the value of your home?
Poor listing photography undervalues your property and will never convey how beautifully maintained and decorated your home is. Here in Vancouver, terrible (or non-existent) photography for listings is RAMPANT! Have a quick look on Realtor.ca and you can see how many listings have either bad or non-existent photos.
For the worst of the worst check out the blog Its a Lovely Listing for a good laugh.
Getting a professional photography is one of the best ways to get top dollar for your home. I have all my listings shot by the great folks at the Real Estate Channel and as you can see they do a great job.
So remember – If you want to get top dollar when you sell a property, get professional photography!

Here Here! Couldn’t have said it better myself Mike! As stagers, we agree 100% with the idea of professional photographs on the MLS. These photo’s are supposed to drive potential buyers to the property, they have to look good. It is like a great window display in a store.

Staging and professional photography together are the best way for a seller to get top dollar for their property. I staged this house and it sold for a higher price than the previous un-staged listing price.
How are things for you?
I’ve been ultra busy as of late.
Sometimes the professional photographers are too good at making it look good. They have these wide angle lenses that make a 500sf place look as if it is 5000sf. A place my friend was looking at made the counter look 10 ft long in 1 picture then in the next picture from another angle it is clearly only about 2 ft long. This can have the negative effect of the buyer coming expecting something much bigger. The square footage is usually listed but most people have trouble visualizing what 800sf looks like. I suppose it is still better than some where there is clutter everywhere and there is poor lighting.

I would not call distorted or misleading photography “professional”. Realtors who post such listing pictures are not professional and never last.
A good listing photographer will bring out the best of a home and give people an attractive and clear idea of what a place looks like.
With marketing you have to deliver what you offer.
You’re right in that distorted or misleading listing photos unrealistically increase people expectations.
The thing is though, when people see the place in person they are often very unhappy both with what they see and the Realtor who posted the misleading pictures. Ticked off buyers are not going to write offers.
On the other hand if you have no pictures (all too common!) or crappy ones (see the What a lovely listing), buyers are not going to come see your listing. AND these Buyers aren’t going to write offers on your place.
