Who misses Carlos N’ Buds?!?
This Vancouver Tex-Mex Icon used to be situated on what is now the Onni development site at 1372 Seymour and 555 Pacific in Downtown Vancouver. 1372 Seymour Street is now a City of Vancouver Urban Garden that is part of a new City program to give developers a tax break for keeping vacant development sites as urban gardens.
According to the City of Vancouver development proposal for 1372 Seymour Street, Onni is planning on building a 33 story tower on this plot of land plus a child care facility. The link above has has the full development proposal with great drawings and pictures of where the building will be situated on the on the lot and what it will look like.
Tough to say when Onni will break ground on this one. A very well informed contact has told me that for Onni is saying that if its not out of the ground now, it won’t be coming out for some time…
I’d love to hear your thoughts!

I remember Carlos N’ Buds … especially during my years at UBC [1982-87]. It was a neat place to go, with fun times had by all.
As for the future of Yaletown, my sense is that it has been overbuilt (great supply than demand). To correct this prices will have to come down, possibly dramatically.
Hi Robert,
Great to hear from you!
I loved Carlos N’ Buds too and was sad to see it go.
My dad first took me there in the early 80′s when we lived on our boat at the Granville Island Hotel. He hung out there all the time in the 80′s.
When I started my real estate career at In Town Realty, it was an awesome place to go after a long day slogging in the office for a cold beer on the patio (west facing, warm and sunny late!).
I really miss that place. Nowhere Downtown now has that mix of outdoor eating and relaxed atmosphere. The garden is nice, but I would take Carlos N’ Buds back any day!
Prices – Its happening now. Prices are coming down and where they stop who knows. What I do know is they will come back. Question is when.
Hi Mike – great blog/site. Probably not going to happen since MAC is doing major blow out of Omni stock right now. Keep us posted!
Cheers!

Hi Teri,
Great to hear from you.
I think its going to be at least 3-5 years before you see anything built on 1372 Seymour.
How’s the market in the Valley?

Hi Mike,
What is it with Vancouver Realtors and video blogging? You are ahead of the game up there! I admire what you’re doing and will check back often to see what you’re up to!
Have a great week!

Highly likely that Onni wont start construction until
1.) Unsold inventory of new condos in Vancouver comes down significantly.
2.) Noticable sustained uptick in MLS sales occur.
3.) Noticable uptick in consumer confidence returns.
Long term fundamentals of greater Vancouver real estate is great … but in the short-term, there’s alot of un-sold units out there, and alot of projects still on the drawing boards… a good window of opportunity for creative Realtors who can move product for Developers.
Soooo many of us miss plenty of Good Times had with Marco and crew at Carlos’n Buds – fantastic venue, fab location- with amazing patio for buckets of cerveza, woo woo:) -Seriously who out there had their picture on the walls?
Sad to see this wonderful place be butchered the profits of Onni – which in my opinion is a horrible developer – on the cheap:( sad sad
Best site in Yaletown.
Build it and I will come.
Build it and they will come.
Hi Donald!
LOL!
Thanks, I haven’t seen Shoeless Joe comment yet, but when he does I’ll let you know!
Carlos & Bud’s was an awesome spot. Great food specials on weeknights – always drew a hip crowd in the summer. Great patio… I have a lot of great memories of gooooood times here in 2003/4.
Cheers.
Hi Jonny,
Good to hear from you and thanks for commenting!
I loved Carlos and Buds too!
My office is a half block away and it was the ultimate to skip out of the office on a hot afternoon for a cold beer and a little food.
My late father used to hang out there in the ’80′s and he’d take me all the time. Lots of good memories there!
Carlos & Buds was my FAV restaurant of ALL TIME. There was/is truly NO PLACE like it. Best burgers, best DRINKS and ATMOSPHERE like NOTHING else. Carlos & Buds…I want you back!
