The Village on False Creek Condo Sale February 2011

The long troubled Millennium Water Residential Condominium Development at Vancouver’s Olympic Village in South East False Creek has been recently renamed The Village on False Creek is now on sale. The condo complexes for sale are “Bridge” at 1616 Columbia Street and 150, 170, 180 Athlete’s Way as well as “Kayak” which is 1633 Ontario Street, 77 Walter Hardwick Avenue, and 12 Athlete’s Way with 5 condo buildings in total.

Remember folks! This is not a Presale Condo! You will need to Complete on these properties very soon after you get an accepted offer!

The pricing on The Village on False Creek is not super low, but it is in line with whats happening overall in the market. The market response has been phenomenal (due to Rennie Marketing’s spectacular media campaign and a hot real estate market) and sales have been very active.

The consensus amongst those I have spoken to is a 35% reduction in price for the suites that do come to market. This may or may not be a good thing as when the project was called Millennium Water, it was over priced by 40%+. According to the Ernst & Young court document:

“The pricing of the 2011 marketing launch is not intended to represent a ‘fire sale’ or drastic discount from actual market value in order to accelerate sales,” the document says. “The pricing will reflect realistic current market values.”

Will the Suites be Wrecked from the Olympics?

According to sources who have seen the condos at The Village on False Creek formerly the Athletes Village during the 2010 Olympics, say they’re in immaculate condition and this is reflected in Ernest & Young’s document:

“The Receiver has been very active in identifying and scheduling the correction of cosmetic construction deficiencies in units, both sold and available for sale, and in the common areas of the building,” the document adds. “There are a number of units in which cosmetic construction deficiencies remain to be corrected, and the Receiver is placing a high priority on having those addressed.”
