A Dynamic Mosaic

Prima Properties has applied to the City of Vancouver to redevelop the northwest corner of Burrard and Davie streets into a 47-storey mixed-use tower that includes market condominiums, a hotel, ground floor retail, office space, and a public daycare. Merrick Architecture has proposed a striking, LEED Gold design, whose most distinct feature is the use of dynamic solar control blinds on the west façade. As the sun tracks west, multi-coloured shades are sequentially lowered over the windows, gradually transforming the side of the building into a pixilated abstraction of the West Coast landscape. As afternoon turns to evening, the blinds retract once again to reveal a glowing glass envelope by night.

Amenities at 1157 Burrard
This mixed-use building will offfer 7,040 sq ft of residential amenity space, 8,445 sq ft of public amenity space, and a 37-space public daycare. The ground level design includes a plaza that features a “tidal” pool and log booms for seating. The daycare roof at Level 3 provides an instructive and imaginative play and learning environment for the children. The residential amenity space at Level 7 features a naturalistic children’s play environment, urban agriculture beds, formal planting, and an outdoor garden and dining area. An infinity edge swimming pool fed by filtered and collected rainwater completes the array of residential amenities provided in the interior at this level. At the rooftop, there is a common room and an outdoor garden with a viewing platform boasting vistas to the fireworks of English Bay.

Parking and Storage
A seven-level underground parkade will offer 265 vehicle parking stalls, of which 25 are for hotel guests, 11 for office workers, 7 for the daycare, and 5 for retail customers. Fifty-four stalls have outlets for electric vehicle charging. Up to 8 carshare spaces are contemplated. There will also be 399 bicycle spaces with 392 for residents, 5 office, and 2 retail. Short-term racks at street level can accommodate 6 resident, 3 office, and 3 retail bikes. Proposed loading facilities are 2 Class A residential loading bays, 1 Class B commercial loading bay, and 1 shared Class B loading bay.
