Collection 45 is a 6 level concrete condo development in Vancouver‘s Mount Pleasant neighbourhood. There is 45 residential condos and 5 ground level commercial/retail spaces. Roof top decks for some of the two-level “scissor suites” with clam shell door/skylight access. All the suites have balconies except for studios with enclosed balconies.

Studios range in size from 452-624sf with larger

2nd level studio suites with an enclosed balcony on the south side. One bedroom suites around 581sf on south side with a balcony and small 775sf two bedrooms. There is one small 2 bedroom with a 1000+sf patio.

Scott Trepp of Trepp Design Inc. handled interior design at Collection 45. The suites will have engineered hard wood flooring with a choice of dark or light colour schemes and bedrooms get New Zealand wool carpets. Expect pot lighting in smooth finished ceilings which will be 9’4″ throughout ensuring these suites are bright and lofty. Heating is base board electric.

Kitchens and Bathrooms at Collection 45

The feel of the kitchens and bathrooms at Collection 34 – 133 East 8th Avenue is modernist luxury. Bathrooms have marble tiling and suites with second bathrooms have marble tiled walk in showers with rainfall shower heads.

The flooring is porcelain tile and there are dual flush toilets with wall mount faucets throughout. Kitchens have European modernist cabinetry with integrated appliances including a Blomberg Dishwasher and larger homes have a 5 burner gas cook top by AEG while smaller condos have a 4 burner cook top. Included is a built in Panasonic microwave, AEG oven, and large Leibherr fridge. Large units get 30″ appliances and smaller homes get 24″. Composite stone counter tops for both kitchen and bathrooms. All units have a cylindrical Faber hood fan in Stainless Steel and an undermount kitchen sink. There was two colour schemes to choose from, the dark gets grey cabinets and light gets white cabinets. In the kitchen there is low composite back splash easy close drawers.

Commercial and Retail Spaces at Collection 45

The 5 commercial/retail spaces will house GBL architects new office and a local coffee shop took one retail while a spa and yoga business will have 2 units. A local artist shop took Northeast retail space.

Deposits to Buy a Condo at Collection 45

At the time of writing during Collection 45 pre-sale, purchase deposits at Collection 45 totaled 15%. A $1000 payment was required upon acceptance of an offer and then a further 10% less the $1000 upon a firm deal (at the end of the 7 day rescission period). The remaining 5% was payable upon the Buyer receiving the Disclosure Amendment Statement which was 6-12 months from November 2011.

Parking and Lockers 

All the suites at Collection 45 came with parking EXCEPT the studio suites. There is no additional parking or external storage lockers available (all suites have in-suite storage) to purchase, but there is bike storage. The parking entrance is off alley.

Collection 45 completed in 2014.

Amenities and Maintenance Fees

Amenities at Collection 45 are simple with just a lounge room overlooking the common courtyard and no gym. The good news is that this resulted in lower maintenance fees projected to be around $.37/sf.  The current maintenance fees for 133 East 8th Avenue will have changed, so please get in touch with us for the latest monthly strata fees.

Developer and Architect

The builder is Moyeung International Enterprise who have built the Versant Building in Richmond and The Brillia in Kitsilano which is a great building that I have sold clients into. GBL architects are handling design work on the project.
