Reliance Properties Proposes New Mixed-Use Building at Hastings & Semlin

Reliance Properties and DIALOG have submitted an application to rezone 1943-1967 East Hastings Street for the construction of an 8-storey mixed-used building with 131 condominiums and 17,980 sq ft of ground-floor retail space over three levels of underground parking. Approximately 40% of the proposed homes have two or more bedrooms that are suitable for families.

Located in the Hastings Slopes neighbourhood of Grandview-Woodland, this development lies in a transition zone between an industrial area to the north and residential to the south, with commercial uses along Hastings Street acting as a dividing line. The site is conveniently within walking distance to numerous shops, restaurants, award-winning craft breweries, and K-12 schools; and is well-served by bike routes and multiple transit lines. It is possible to reach downtown Vancouver in 16 minutes.

A 2,899 sq ft landscaped terrace on the north side of level 1 will have access from each of the community-serving retail units. It will feature fixed benches and movable furniture from which to enjoy vistas of the North Shore mountains. A 2,120-sq-ft plaza at the southeast corner of the site fronting Hastings Street, offers space for bicycle racks, public art, fixed benches, and movable patio seating suitable for a cafe or restaurant. A canopy will provide shelter from inclement weather for year round use.

Parking and Storage
A three-level underground parking will provide 300 bicycle spaces and 169 vehicle stalls, consisting of 110 resident, 24 commercial, 9 accessible, 7 visitor, and 4 car share. Of these, 34 will have electric vehicle charging stations. In addition, 2 loading bays will service commercial tenants.
