The Junction of Past & Future
Onni Group has proposed to build a mixed-use development on the corner of East 1st Avenue and Thornton Street, consisting of two live-work buildings with a total of 218 units, a 194-room hotel, and a 7-storey office building. Each of the buildings will also contain ground-level retail units. This project is part of the revitalization of Vancouver’s False Creek Flats neighbourhood from a traditional industrial area to a creative precinct, health hub, and green enterprise zone that is helping to drive the city’s shift to a post-carbon economy. Within 30 years, it is expected that employment in the area will grow from 8,000 today to 30,000. Of note in the plan for 375 East 1st is the live-work component. Much of the future redevelopment of the Flats will be non-residential.

Amenities at 375 East 1st
Proposed amenities include a central plaza with a public art installation and water feature, a northern plaza with a children’s play area, an amphitheatre, and a landscaped greenway along the western property line. Amenities for the individual live-work buildings have yet to be finalized.
Parking and Storage
A common four-level parkade will serve all four buildings. It will accommodate 224 live-work, 224 office/retail, and 194 hotel, vehicles, of which 21 stalls will be accessible and 20% of live-work stalls will have electric vehicle charging capability. There will be a data storage warehouse on level P5. Loading will be possible via nine Class A and 10 Class B bays. A total of 325 bicycle storage spaces will also be available. Commercial tenants will have use of 41 Class A bicycle spaces on level P1, along with 58 clothing lockers. Short-term bicycle parking at grade will be provided in racks for 32 bikes.

The live-work units are expected to be completed by Winter/Spring 2021. The office building has an estimated completion in the first quarter of 2022.
