VivaGrand Proposes Two-Tower Mixed-Use Development for Cambie & 42nd
Just south of the Polygon-DIALOG project at 41st & Cambie, Vivagrand Developments is proposing a two-tower, mixed-use development designed by IBI Group. It will replace a 1950s strip mall, across from Oakridge Centre at 42nd & Cambie, with a 32-storey market residential tower and a 12-storey office tower over a 4-storey podium and four levels of underground parking. Ground floor retail units will face Cambie Street, while a mini plaza along the southern edge of the property will provide an intimate public social space.
Plans call for 257 condominiums, ranging from one to three bedrooms, more than 100,000 sq ft of office space, a 37-place childcare facility, and a 6,000-sq-ft youth centre. Each will have their own share of both indoor and outdoor spaces. With a dynamic mix of uses, 42nd & Cambie promises to be an important driver of a vibrant street life that is evolving in the Oakridge Town Centre neighbourhood.

Four levels of underground parking will provide storage for 536 bicycles and parking spaces for 303 vehicles, including 181 residential, 104 office, 9 retail, 9 daycare, and 15 accessible. Short-term racks at ground level will accommodate 33 bicycles. Two Class A and three Class B loading bays are proposed for office and retail tenant use.
