History of the Site & Development

The site of The Charleson, located at the corner of Richards Street and Pacific Street, was previously home to the Store Room at 1398 Richards Street (formerly 1396 Richards Street) a storage facility that was often used as jam spaces for musicians. The building was originally built as an arsenal in the first half of the 20th century to store munitions for Canada’s military.

Before the construction of this iconic residential tower, the site underwent a significant transformation. In November 2014, demolition of the existing structures began to pave the way for this ambitious project.

The Charleson’s unique architectural design was planned to create a narrower base, with the building widening towards the top. This design not only distinguishes it visually but also optimizes views for residents.

The inspiration for its views stems from other notable Onni developments, such as The Mark at 1372 Seymour Street and the 501 at 501 Pacific Street, which offer similar panoramic perspectives of downtown Vancouver and False Creek.

The project was initially targeted toward downsizing homeowners who desired large, luxurious condos in the heart of Yaletown. Originally designed with only three suites per floor, the building’s layout was designed to provide both exclusivity and flexibility. Prospective buyers were offered opportunities for customization, including the option to combine two or even three suites into expansive full-floor residences.

The elevator system was another innovative feature, positioned outside the building’s core to function like a spine, maximizing interior living space. With suites starting at a minimum size of 1,000 square feet, The Charleson emphasized spaciousness and luxury. High-end finishes were planned, featuring Sub-Zero and Wolf appliances, air conditioning, and trim levels surpassing those of The Mark.
