    The Gateway to West Vancouver
    Larco Investments is planning to transform the 2.3-acre Park Royal South property at Marine Drive and Taylor Way, formerly a White Spot restaurant, into a mixed-use development with two residential towers and almost 30,000 sq ft of retail space. The intent is to relate its scale to the adjacent West Royal Towers in order to create an eastern gateway to West Vancouver. A 14-storey East Tower and 11-storery West Tower will contain a mixture of 143 condominiums and 60 rental apartments, of which 49 will be market and 11 non-market supportive housing units. The towers, and a separate low-rise commercial building on Squamish First Nation leasehold land, will encompass a 3,100 sq ft public plaza, sheltered from the traffic on Marine Drive. The first two floors will function as a street-scale commercial perimeter that includes retail, restaurant, and a childcare space. Through green building design and urban strategies, 752 Marine aspires to achieve greater sustainability while respecting the distinct character of West Vancouver.

Vehicle parking will consist of 203 residential, 30 commercial, and 20 residential visitor stalls. Additional parking can be found at street level. Bicycle spaces will be divided between 30 commercial and 254 residential stalls. Two Class A and two Class B loading bays will be available underground, while one Class B bay is to be located on street level.
