Boffo Proposes Two Towers and Townhomes for Burquitlam

Boffo Developments is proposing to build a 45-storey market conodminium tower, a 2-storey rental apartment building, and eight 2-storey townhomes on a parcel that is now occupied by three lowrise residential buildings. The site is bounded by North Road on the west, Smith Avenue to the south, and Farrow Street to the east. The new development, called Smith & Farrow, will include 348 market residences, 134 purpose-built rentals, and 21 non-market units. Project design was provided by Chris Dikeakos Architects.

The completion of the Evergreen Line has spurred significant redevelopment around its rapid transit stations. Other high-density residential developments surrounding the Burquitlam Station commercial village that are featured on this site include Meridian, Whitgrift Gardens, Regan West, and Kira.

Amenities at Smith & Farrow
Condominium residents will have amenity spaces located on levels l, 2, and 46 in the 46-storey tower. These will offer lounge areas, family/kid rooms, music rooms, fitness areas, meeting spaces, guest suites, and a landscaped rooftop sky lounge. Both buildings will enjoy shared use of the outdoor pool, a standalone clubhouse, dog run, lawn, seating areas, and a children’s play areas.

The southeast corner of the property will be activated with a corner public plaza finished with seating, lighting, terraced plantings, and a trellis. A pedestrian walkway is proposed along the north property line to connect Farrow Street and North Road to improve pedestrian connectivity.

Parking and Storage
Five levels of underground parking will accommodate 688 vehicle stalls, of which 453 are for condominium residents, 97 are for visitors, and 20 accessible. Level 2 EV charging outlets will be available for 461 spaces. There are also 604 bicycle parking spaces, of which 435 are for condominium residents.

On-street parallel parking will continue to be permitted along the North Road and Farrow Street, where there will also be two dedicated spaces for MODO car-share vehicles. Short-term racks for a total of 12 bicycles will be situated at the lobby entrances to both buildings.
