A Breath of Fresh Air
Aoyuan International is proposing a 9-acre master-planned community at the gateway to Brentwood Town Centre. Located at Willingdon Avenue and Dawson Street in Burnaby, The Grove intends to offer 1,600 1-, 2-, and 3-bedroom homes in five towers, along with affordable rental housing, and 51,000 sq ft of commercial and office space. Nestled around a generous city park, this pedestrian-oriented community is steps from every urban amenity.

Aoyuan’s master plan is divided into three precincts:

High Street Precinct

Provides a mix of retail, office, and market residential uses within two towers of between 36 and 48 storeys on Dawson Street. A single storey of commercial retail at grade will create an active street frontage. Up to three storeys of flex office space will be located above within the podium. A new east-west laneway offers pedestrian and vehicle access to the buildings on the south side, while a pedestrian passage between the two highrises links the SkyTrain station to the north with the City Park and Alaska Street to the south.

Park Precinct
The Grove offers parkside living and all the benefits thereof, while still steps to every urban amenity.
The defining feature of The Grove is a new 1.14-acre City Park on the north side of a proposed extension of Juneau Street. Intended as the focal point of the community, it is surrounded on all sides by the development’s buildings. In this precinct, these include three market residential towers, between 42 and 51 storeys, with podiums of up to six storeys.

On the west side of the park is a 6-storey mixed-use building with at-grade retail and restaurant uses fronting both Willingdon Avenue and the park, and five storeys of affordable rental housing above. A tower on the east side of the park is contemplated with a small retail commercial unit facing the park for a potential café. Completing the precinct will be a 6-story affordable rental building on the south of Juneau Street, facing Alpha Avenue.

Alaska Precinct
Two affordable rental woodframe lowrise buildings forms the southern portion of The Grove site.
Consists of two 6-storey woodframe lowrises providing affordable rental housing. Entrances face south onto Alaska Street, while ground-oriented apartments will front Willingdon Avenue to the west and a north-south pedestrian/bicycle lane to the east, which connects Alaska Street to the City Park and Brentwood Town Centre SkyTrain Station.

Floor Plans for The Grove
Unit mixes and floorplans will be finalized with the approval of relevant development permit applications. Note, that a minimum of 20% of single-level residential units will be offered as accessible suites. Also, 20% of the proposed strata units will be provided as affordable rental housing at or below 80% of Canada Mortgage and Housing Corporation’s average market rent.

Amenities at The Grove
A new 1.14-acre city park at the centre of The Grove development will offer a large grassy area to accommodate a variety of community events. It will also feature picnic areas, benches, and a small café. Building-specific amenities are yet to be finalized.

Parking and Storage
The development proposal intends to provide 1.1 vehicle spaces per condominium, 0.6 space per rental apartment, and 0.1 space for visitors. All residential vehicle stalls will have a Level 2 EV charging outlet. At least one residential loading space is to be provided for every 200 units and a number of commercial loading bays that are yet to be determined.

One vehicle parking space per 495.16 sq ft is to be devoted to retail and office uses. An on-site car share is being contemplated, with 1 car and stall supplied per every 100 residential units. Finally, two secure bicycle storage spaces will be available for each unit.

Expected Completion for The Grove
Development of Phase 1 includes the High Street Precinct buildings fronting Dawson Street and the adjacent affordable rental lowrise at the northeast corner of Juneau & Willingdon. Phase 2 involves the construction of the city park and a condominium tower at the corner of Alpha & Juneau. A condominium highrise on the southeast corner of Juneau & Willingdon and the Alaska Precinct buildings are slated for Phase 3. Phase 4 consists of a rental building at the southwest corner of Alpha & Juneau, the final condominium tower adjacent to it, and the completion of Juneau Street.

Completion of all phases is expected 10 years from the commencement of construction.
