A New Community with Diverse Housing
Coming in spring 2022, Rochester is a multi-family development in West Coquitlam’s Cariboo neighbourhood by Allaire and Headwater. It will consolidate 10 single-family lots into a cluster of stacked townhomes, row homes, condominiums, and three heritage homes. These will be arranged as a gradual transition from mid-rise buildings in the west to townhouses and single-family homes in the east. A total of 181 residences offer a range of floor plans from one to four bedrooms with interiors from 445 – 1,959 sq ft. The heritage homes, dating from between 1928 and 1940, will be relocated within the site and renovated. Two of them will have secondary suites.
Rochester offers the convenience of proximity to diverse options for shopping, dining, and socializing along North Road, such as H-Mart, Insadong Korean BBQ, and Passion8 Dessert Cafe. Currently undergoing a major redevelopment, The City of Lougheed shopping centre includes major retailers, such as the Hudson’s Bay Company, Sport Chek, and London Drugs. For leisure and recreation, The Vancouver Golf Club and Blue Mountain Park are just a short drive away. For events and activities in Burnaby, New Westminter, Vancouver, or Port Moody, SkyTrain offers car-free travel from nearby Lougheed Town Centre Station.

With two mid-rise condominium buildings, stacked townhomes, and three restored heritage homes with secondary suites, Rochester offers diverse housing choices. Interiors range from 445 – 1,959 sq ft with floorplans from one to four bedrooms. Of the 181 homes, 14 have adaptable layouts. Almost one quarter of all residences have three or more bedrooms. The condominiums and townhomes have the following unit mix:

- 40 x 2-bedroom from 633 -1,263 sq ft
- 34 x 3-bedroom from 999 – 1,378 sq ft

The heritage homes will be relocated and renovated to provide three primary residences and two secondary suites with interiors ranging from 1,044 – 1,959 sq ft:
Thomas and Edith Clayton Residence: built in 1940, renovations will increase the number of bedrooms to three.
James and Margaret Clayton Residence: interior renovations to this 1928 Craftsman home will maintain four bedrooms in the main home and add a 3-bedroom secondary suite.
Gueho Residence: this 1938 Craftsman house will have three bedrooms in the main home and a 2-bedroom secondary suite.

Amenities at Rochester
Interior common spaces include a lounge, gym, workshop/hobby room, and a dog wash. Outdoor, residents can enjoy use of an open lawn, several seating and barbeque areas, and a central play area with a slide and play houses modelled after Rochester’s three heritage homes.
Parking and Storage
A two-level underground parkade will provide storage for 226 bicycles and parking for 249 vehicles, of which 195 have outlets for electric vehicle charging, 29 are for visitors, and 15 are accessible. Short-term parking for 24 bicycles are at various locations near entrances to the development. There is also a bike wash & repair station and a car wash.
