Creating a Vibrant Downtown

TriCity Central is an exciting mixed-use community coming to Coquitlam’s City Centre from Marcon Development in partnership with QuadReal Property Group. It consists of six condominium highrises, two rental apartment towers, and a 27-storey office building with a 150-room hotel and conference centre. Over half a million square feet of commercial space will present a selection of stores, supermarkets, restaurants, cafés, and professional services. The first phase on the northern half of the site includes the office building, the apartment towers, and one condominium highrise with homes ranging from studios to 3-bedroom suites. The remaining five phases of the project on the southern half of the property will feature one condominium tower each and a 220-seat childcare facility.

TriCity Central is ideally situated in Coquitlam’s future downtown core. It will substantially contribute to the city fabric through significant public amenities. The northern portion will include a gateway plaza flanked by the condo tower and the office/hotel building. This leads to a central square surrounded by anchor retail tenants where events and festivals can be held. The south site includes an urban park with a large playground, a garden, and a greenway. Together, these will enhance the commercial and social opportunities already provided by nearby Coquitlam Centre’s 200 stores and services. A pedestrian and cycling bridge over Lougheed Highway will also directly link residents, workers, and visitors with Coquitlam Central Station for convenient connections to buses, SkyTrain, and the West Coast Express. TriCity Central will be a catalyst for Coquitlam’s city centre that brings vital energy and life into the community.

The North Phase condominium tower will offer a selection of floorplans with an average size of 446 – 1,074 sq ft. Of these, 105 will have adaptable layouts. Thirty-three 3-bedroom homes will include a lockoff suite. The expected unit mix is:

Amenities at TriCity Central
Residential podiums provide large outdoor amenity spaces.

Each residential tower will have its own resident amenities in addition to the community’s extensive public amenities. In the first phase of development, the condominium highrise will feature a gym, sauna/steam room, sky lounge with kitchen, a games room, a dog wash room, and a children’s play room. Outdoors on the landscaped podium roof, residents will have use of a multi-purpose sports court, playground, games tables, bocce court, barbeque dining area, and fire table lounges.

Approximately 20% of TriCity Central will be public space. The North Phase includes a gateway plaza, a central square, and a retail high street with café and restaurant patio space. The South Phase will offer an urban park, playground, gardens, and a a 220-space childcare facility with 9,500 sq ft of outdoor play space. A pedestrian and cyclist bridge over Lougheed Highway will provide a direct connection to Coquitlam Central Station.

Parking and Storage
An underground parkade with eight levels will provide the North Phase with secure storage for 2,074 bicycles and parking stalls for 2,049 vehicles, of which 27 are accessible. Each condominium parking space will have a Level 2 EV charger, as well as 200 commercial/office stalls. Transportation demand management measures for homeowners are proposed to include transit passes and carshare memberships.
