Edgar Development presents Portwood, a 23.4-acre mixed-use, master-planned community coming soon to Port Moody’s Seaview district. It will consist of both condominiums and townhomes with 1,590 strata units, in addition to a mix of both affordable and market rental housing. Approximately two-thirds of all residences will have two or more bedrooms. The development will have five distinct neighbhourhoods with about 70% of the site devoted to open space, of which 22% is protected environmentally sensitive areas. Community amenities include 19,000 sq ft of retail space, a 93-space daycare, two new parks, a 1.5-kilometre multi-use trail throughout the L-shaped property, and $2.8 million of public art. Construction is expected to begin in early 2023 with completion over seven phases estimated to be in 2036.

Envisioned as a complete, sustainable, pedestrian-oriented community, Portwood’s small-scale commercial spaces, childcare, and neighbourhood parks make it an ideal home for growing families. Seaview Community School is adjacent to the property and Port Moody Secondary School is only 1 kilometre away. For convenient car-free connections to surrounding areas, four bus stops on Cecile Drive offer service with 15-minute intervals to Moody Centre Station — linking to SkyTrain and the West Coast Express — and Lougheed Station for shopping at The City of Lougheed. A new 2-way bike lane will join Angela Drive and Cecile Drive to St. Johns Street, improving access to City Centre, Rocky Point Park, and the Shoreline Trail. Floor Plans for Portwood
Portwood consists of five distinct neighbourhoods that will be built in seven phases.

The Creek (Phase 1)
Phase 1 consists of three buildings with 328 non-market affordable housing units.

Three 6-storey buildings will provide 328 non-market, affordable units with over 78% to be family-oriented homes with 2+ bedrooms.

The Gardens (Phase 2)
Phase 2 consisting of 219 strata units including ground-level, family-oriented townhomes.

A U-shaped, 6-storey multi-unit residential building will feature 219 strata units, including ground-level, family-oriented townhomes.

The Hub (Phase 3)
Phase 3 consists of 154 market rental homes, retail, a childcare, and a public park.

Envisioned as the heart of the community, two 5-storey buildings will offer 154 market rental homes. The west building will feature 19,000 sq ft of retail space that includes a grocery store and café. The east building will have a 93-space childcare facility.

The Mews (Phase 4A / B)
Phase 4 consisting of 734 market strata homes, generous green space, and a multi-use park trail.

Twelve buildings, ranging from 4 – 14 storeys, will be built in two phases. They will consist of a mixture of market condominiums and ground-level, 2-storey townhomes.

The Terraces (Phase 5A / B)
Phase 5 consists of 450 market strata homes, generous green space, and a multi-use park trail.

Two 14-storey terraced buildings will offer a mix of market strata homes with a mix of floorplans, including ground-level, family-oriented units.

Amenities at Portwood
Approximately 70% of the entire Portwood site will be open space. This includes environmentally sensitive creek and forested areas, semi-public green space between all the buildings, two parks, and a 1.5-kilometre multi-use perimeter trail that connects the five neighbourhoods. The community hub is located at the intersection of Angela Drive and Cecile Drive. It includes a neighbourhood grocery store, café, child care facility, rooftop gardens, and Hub Park. The 1.5-acre public park features multi-age play areas, water features for play and cooling, an off-leash dog park, and a sports court.

Cecile Bend Park, situated between The Mews and The Terraces, offers similar amenities, including a plaza and a natural amphitheatre. In addition, residents will be able to grow their own food with 12,000 sq ft of rooftop community gardens. In the spirit of Port Moody’s “City of the Arts” moniker, the developer has also committed to providing a public art budget of $2.85 million for art works to be displayed throughout the community.
