The Flats at 219 East Georgia Street is a new presale condo in Vancouver’s Historic Chinatown located between Gore Avenue and Main Street, facing East Georgia bordered to the West by the Alley that runs between Gore and Main. The Flats at 219 East Georgia is a flagship building for Panther Construction as its their first residential building and they are working to impress.

This is a 9 story concrete condo with 28 homes, 26 of which will be one bedrooms. The junior one bedrooms are not open plan and do have bedrooms and are in the low 500sf range. Full sized one bedrooms are over 600sf. The remaining units will be 2 levels reverse plan penthouses around 1400sf with direct access to their own rooftop decks with gas for BBQ’s above a public rooftop in the middle with private penthouse rooftop decks a level above in an H configuration. The commercial spaces on the ground level may be for sale, but this was not confirmed at the time of writing.

Parking and Storage at the Flats on Georgia

Only penthouse condos come with one parking stall each and there may be Zipcar parking with visitor parking. Parking may be available next door on a 5 or 10 year lease the secured parking garage. No underground parking, but there will be a basement with storage lockers and bike storage and bikes will be allowed on the elevator, individual lock ups for bikes, air compressor and a bike repair area and bike cleaning area. Parking access is off the alley and there is no visitor parking.

Presale Deposits for 219 East Georgia

The total Presale or Pre-Construction deposit is 10% with $5000 payable upon an accepted offer and the remaining 10% payable at end of rescission. A bond is available for 3.3% of the 10% deposit at 2% interest with a $100 application fee once approved.

Expect minimalist clean white modernism with integrated built ins and appliances finished in stainless steel including a gas cooktop. The cabinets will have Baltic birch plywood cores with with exposed sides with a white facing. The floating toilet is wall mounted and may be dual flush with wall mounted controls. Inset shelving is included allowing for expanded storage in the bathroom mirror faced medicine cabinets as well as Riobel bathroom fixtures and the kitchen faucet is by Blanco. The pull out light fixtures in the kitchen are from Zaneen as is the under mount task lighting kitchen. The back splash is starphire glass tile and the bathroom has in floor heating.

Expect lots of natural light with suites in this boutique building with north and south facing windows that will be full width floor to ceiling. The Developer is working with the City to widen the balconies, which are now only Juliette balconies with secured planters. 9′ ceiling heights throughout and inside units will be smaller units and larger one bedrooms will be nearer the outside walls. Larger units will have double opening 25′ wide windows bringing in lots of natural light for a great open feel. Baseboard electric heating as well as polished concrete floors throughout with Q Deck or corrugated metal concrete mouldings for the ceilings and lots of pocket doors. Castoru provides the living room and bedroom accent lighting. The storage and closets will all have integrated solid core doors.

When is the Completion for 219 E Georgia?

Tentative Completion is estimated for January/March 2013.
