I had a meeting this week with the sales team at The Rolston, a new pre-sale in Downtown Vancouver to built by Rize Alliance Developments. The building will be located at 1300 Granville Street and will have 23 levels with 186 suites in total. There will be two rooftop decks, one mid way up the building and one on the very top. Most of the suites will come with parking and a majority of the suites will be investor friendly small 1 bedrooms. There will be a restaurant/lounge on the main floor named “The Cave” after the famous club of the same name that was in the 50’s and 60’s. The upper suites should have some views.
Tentative PRICINGĀ is rumoured to start at $650 per square foot, but this has not been confirmed so please do not rely on this estimate. Completion is scheduled to be for Summer or Fall of 2012.

I was disappointed to learn that the largest units are 2bd and only 890 sqf!

Larger suites are not quite as popular with investors who tend to make up the majority of the buyers of this type of project.
The rents on a per square foot basis tend to be higher for smaller units and one bedrooms as opposed to larger two bedrooms. One bedrooms and smaller suites tend to be a little easier to keep rented as well.
I understand your disappointment, with so few new pre-sales coming on the market, there are relatively few brand new large suites available.
Have you had a look at what The Mark has available? The may have some larger two bedrooms available.
