    Built in 2003 by Bastion Developments, this 4 story, 52 unit residential condo block was originally constructed by as a rental building. Bastion converted the building to a strata titled condo and completely renovated the suites to new condition in 2011 and is selling the suites at Sydney on West Twelfth in Kitsilano as individual strata units. As these are not brand new condo suites, there is no HST payable on the condos at 2065 West 12th Avenue. There will be an even mix of one and 2 bedrooms and all the suites will have balconies and some will have two.

    Interior Finishings

    Bastion Developments is completely renovating all the suites at Sydney on West 12th Avenue to ensure that the interiors are like new but with NO 2-5-10 Warranty. Ground floor suites will have laminate floors in the living space and white shag carpet in the bedrooms with tile  in the kitchens and bathrooms. Suites above the ground floor will have white shag carpet throughout (But you might be able to negotiate laminate flooring), all suites at 2065 West 12th Avenue have gas fireplaces except for one studio, they all have granite counters and new appliances that have a year warranty. All the suites have 9′ high smooth finished ceilings (no popcorn!), stackable washer dyers, and there are 3 different colour schemes available for suites that have not yet been renovated, but these suites may require a longer closing time. Bastion may be open to customization of the suites, but this is negotiable.

    How much are the Deposits for Sydney on Twelfth?

    10% upon an accepted offer.

    Parking & Lockers?

    All the suites at Sydney on West Twelfth will have parking, but there are no lockers in the building.

    Completion Date?

    The suites that were renovated to the standard level of finishing are expected to be completed for June 1, 2011 and customized suites after that date.

    Maintenance Fees?

    Expect $.36 per square foot for maintenance fees. This will be a simple building with no gym or other amenities except for a common area behind the building.
