Mixed-Use Development Proposed for Kingsway & Dumfries

Cressey Development Group and Rositch Hemphill Architects have proposed to redevelop the former Rona site at 1503 Kingsway into a mixed-use project, consisting of a 13-storey highrise with a 6-storey podium and four 3-storey townhouse buildings separated by a mews. The new development proposes a mixture of 113 1- and 2-bedroom condominiums, and 41 townhomes, three of which are located at the base of the tower. Over 23,000 sq ft of commercial space will also be available for office and retail tenants. This location is highly walkable, is on a bike route, and is well-served by multiple bus lines.

A multi-modal, mixed-use mews separates the tower from the four townhome buildings. Its western portion can potentially be closed to traffic for community events.

Parking and Storage
Two levels of underground parking will accommodate 199 bicycles and 261 vehicles, of which 171 are for residents, 90 commercial use, 8 for visitors, and 6 accessible. Two Class B loading spaces for commercial tenants will be accessible from the mews. Class B racks for 12 bicycles will be located behind a new bus shelter on Kingsway and at the entrances to the residential lobby and townhouse walkways.
