ML Emporio is proposing to replace two commercial buildings at the corner of Lougheed Highway and Blue Mountain Street with a 29-storey highrise and a 4-storey podium. The development will provide almost 10,000 sq ft of commercial space and a combination of market and non-market residential homes. Current plans call for a mix of 122 condominiums, 51 market rental apartments, and 6 below-market apartments.

Further development in this area is expected, such as Horizon 21 on the south side of Lougheed, as the the Maillardville Neighbourhood Plan has designated it as a “Neighbourhood Centre”. It will become the high-density, mixed-use core of the community.
