The New Social Heart of Carey
Mateah is a mixed-use development by Mike Geric Construction coming soon to Saanich’s Carey neighbourhood. It consists of three mid-rise buildings providing 213 condominiums, 19 market and 19 below-market rental apartments, 11,129 sq ft of light industrial space, 17,174 sq ft of retail/commercial space, and a non-profit daycare centre. The north and south buildings are separated by a landscaped public walkway that extends from a gateway plaza on Glanford Avenue to a lower terrace that opens onto Enterprise Crescent. An elevated “catwalk” also leads from the upper plaza to a stand-alone elevator in the centre of the property, providing alternative accessibility to the lower terrace. Public amenities also include rain gardens, green spaces, seating areas, and a multi-use trail.
Mateah’s central Saanich location brings services, shopping, recreation, and dining within walking and cycling distance. Royal Oak Shopping Centre, only a 10-minute walk away, offers a Country Grocer, Cobs Bread, Shoppers Drug Mart, Dollar$tore, Bosley’s pet supply, and a medical clinic. Nearby Saanich Commonwealth Place provides year-round recreational amenities — competition pool, dive tank, sauna & steam room, weight room, dance studio, gymnasium — and a Greater Victoria Public Library branch. For Camosun College faculty, staff, and students living at Mateah, home is within a 10-minute bike ride. In addition to resident electric share bikes and cars, you can access public transit along Glanford Avenue and at the Royal Oak Exchange.

Amenities at Mateah
More than 85% of the property will be dedicated to public amenities including pathways, plazas, water features, terraces, green spaces, and seating. Mateah’s central paseo incorporates a grand staircase that descends to a commercial plaza and Garry Oak-inspired green spaces. There will also be a 50-space daycare operated by YMCA-YWCA of Vancouver Island.
Parking and Storage
Two levels of underground parking will accommodate 314 vehicles for residential, commercial, and industrial users; 68 visitor parking spaces with 3 accessible stalls; and two dedicated car share vehicle spaces operated by the strata. The lower parkade, used for residents and light industrial employees, will be served by a CityLift automated parking system. All residential parking stalls will be pre-wired for EV chargers. The upper level parkade is assigned to commercial, daycare, and visitor usage. There are loading zones within the parkade and layby parking on Enterprise Crescent.
Storage for 297 bicycles will be distributed on different levels throughout the development. The lowest parkade level will accommodate 67 bicycles. On the next level, 12 bicycles will be located adjacent to that parkade entrance, and a room for 83 bicycles will be located under the northeast building. End-of-trip facilities are also located on this floor. A room for 136 bicycles and e-bikes is located on the next floor, under the northwest building. Ten shared e-bikes will also be available for use by residents. Racks for 22 visitor bicycles are found near each of the building entries in the public paseo and lower terrace.
